Home sales in January were down for The Domain and Spicewood Springs areas compared to the previous year, according to Unlock MLS data.

For The Domain area, represented by 78758, home sales declined about 47% in January compared to the previous year. ZIP code 78750, spanning from Anderson Mill and Spicewood Springs to the Jester area, home sales were down 76% over the same timeframe.

Homes in the 78727 ZIP code spanning McNeil Drive and the 78729 ZIP code in the Jollyville area experienced a 25% increase in January home sales compared to the previous year.

Median home prices rose in January for all ZIP codes in the North and Northwest Austin area, except 78729, which experienced a 12.4% decline.


The average number of days spent on the market decreased 53% for The Domain area in ZIP code 78758, while ZIP code 78727 saw a 12.5% increase year over year for January.


Also of note

Most of the homes sold throughout the five ZIP codes were between $300,000 and $699,999, but there were a total of five homes sold over $900,000.


Across the market, closed sales were higher in January, rising from 117 in 2024 to 135 in 2025.

Months of inventory is a term used to describe how long it would take for the amount of homes on the market to be sold, according to the National Association of Realtors.

Six months of inventory indicates properties may slowly become more valuable over time, while less than six months may mean home prices are rising more rapidly, per the NAR. Northwest Austin had 4.4 months of inventory in January, compared to 3.7 the previous year.
