One of The Woodlands' oldest villages will be home to the community's newest luxury residential neighborhood after The Woodlands Development Company and Frankel Building Group announced earlier this month plans for The Woodlands Reserve in the Village of Indian Springs.

The Woodlands Reserve will feature 55 lots ranging from 12,000 to 23,000 square feet in a gated community. Home sizes will range from 4,000 to 6,000 square feet with prices starting at $1 million. Construction is slated to begin in the spring.

"We have built homes for more than 25 years in prime neighborhoods in the Greater Houston area, but we have a special affinity for The Woodlands," said Jim Frankel, founder of Frankel Building Group. "We believe in exceptional quality and design in an environmentally friendly community where residents live in harmony with nature."

Homes at The Woodlands Reserve will feature a mixture of Southern Coastal, Coastal and Southern French designs with open, custom-designed floor plans, large patios and front porches.

The Woodlands Reserve is Frankel Building Group's first venture into The Woodlands, although the company did develop the 58-home luxury community ParkGate Reserve in Shenandoah.

"What we saw in doing custom homes in Shenandoah is that more people were asking about this type of architecture," said Kevin Frankel, vice president of Frankel Building Group. "There seems to be a trend towards this French Coastal design with wrought iron, metal roof accents, and where large front porches are a critical part of that look."

Kevin Frankel said FRG has been in talks with The Woodlands Development Company for about a year on the project, and had a strong interest in building a community with a low impact on the surrounding environment.

Homes at The Woodlands Reserve will feature high efficiently air conditioning systems, high-quality recycled materials and reusable energy sources, as well as smart home features, such as electronic lighting and audio/video controls.

Indian Springs is the fourth-oldest village in The Woodlands, having opened in 1985. The village seemingly reached its residential build-out phase in the mid-2000s when its population topped out in the mid-6,000s.

Reservations for homes in The Woodlands Reserve are already open, and Kevin Frankel said interest has already been strong.

"Demand has been unbelievable, more than we originally thought," Kevin Frankel said. "We have 20 people currently reserving lots. Not all [of them] may not buy, but they all are willing to pay to get a place in line."
