Austin-based commercial real estate development company Live Oak-Gottesman purchased The Shops at Ladera Bend with partner Klabzuba of Fort Worth in mid-January.

"We are excited about the opportunity to reposition The Shops at Ladera Bend, which we believe is a quality asset in a desirable location," said Rob Golding, Live Oak-Gottesman principal and CEO. "We are currently working with local and national tenants to create a successful tenant mix to serve the surrounding area."

The Shops at Ladera Bend is located at 7300 RR 2222 at the intersection of Jester Boulevard and is adjacent to the Jester Village Shopping Center and Business Park.

Live Oak and Klabzuba bought the property from Wells Fargo Bank. The acquisition closed Jan. 13 for an undisclosed amount.

The retail portion of the center is composed of two buildings with a total of 45,000 square feet. Anytime Fitness occupies space on the second floor of one building and Collins Endodontics occupies space in the second building.

Live Oak will lease and manage the property. Golding said the real estate firm is aiming for a mix of tenants, including restaurants, since the property also features space suitable for outdoor patios. Spaces available range from 1,000 square feet to 13,000 square feet.

The Ladera Bend property also has three office buildings with 170,000 square feet of commercial space and a parking garage. The office buildings are owned, leased and managed by HPI Real Estate Services. Commercial tenants include Spiceworks, All Web Leads and Samsung Austin Research Center.
