If all goes according to plan, the Falconhead development will add a new neighborhood in the near future.
Don Walden, who developed the adjacent community of Falconhead West, presented his pre-concept plan for a single-family, 13-acre subdivision to Bee Cave City Council on June 23. The pre-concept plan discussion was preliminary to a formal filing of the plans with the city.
The 49-lot project—including two water quality ponds—would encompass a tract that had, at one time, been destined for a five-story hotel, said Lindsey Oskoui, Bee Cave’s director of planning and development. The hotel never took off, and its site plan that was approved in 2000 expired in 2007, she said.
Walden’s project would be a similar product to the Falconhead community surrounding the new neighborhood, Oskoui said.
Walden said he decided against using the tract for a cluster development because The Grove already features 47 smaller homesites nearby.
“We thought, ‘Let’s stay with something consistent with the majority of Falconhead,’” he said. “That’s how we ended up with this very traditional development.”
Walden said the new community would have the same deed restrictions that exist in other areas of Falconhead and would use the same architectural style and feel of the older homes. The construction would consist of 100 percent masonry structures, covered porches, and metal or tile roofs, he said.
Designated builders within the new development may include the same builders that worked in Falconhead and Falconhead West—Taylor Morrison, Drees Homes and, possibly Ryland Homes, Walden said.
“They will know what our rules are and expectations,” he said.
Council Member Kara King said that although she was not in favor of anything with a higher density, she is comfortable with Walden’s plan.
“[The development] will be compatible with the rest of the community, and that was our idea,” he said. “It is the final piece of Falconhead.”
A council vote was not required.
