A ground breaking ceremony took place June 9 for a new three-story building that will feature approximately 36,000 square feet of office space on about 4 acres when it is completed by next summer, according to the project’s developer, Hat Trick Development LLC.


Medical Towers at Sawyer Ranch will be home to medical practices with varying specialties, according to managing partners Eric Perardi and Rick Benson.   


The site for the project is located at the intersection of Hwy. 290 and Sawyer Ranch Road in Dripping Springs.


Physicians and staff at the new facility will aim to serve Dripping Springs as well as residents of Southwest Austin and the surrounding areas, Perardi said.


“I think by having [multiple] specialists here we will attract a lot of the people that usually have to drive all the way to Kyle or San Marcos or to Austin and pass through Dripping Springs,” he said.


Tenants will include Austin Dermatology Associates, Dripping Springs Eye + Laser Center, Kethley Physical Therapy and Solutions Pharmacy.


Lewis Family Medicine and Lewis Urgent Care, which currently operates a location at 14101 W. Hwy 290, Bldg. 200, will close its existing location and move onto the property as well. Patients will have the option to receive their follow-up care after urgent care visits at the family medicine office next door, owner Kevin Lewis said.


There is a need for Medical Towers in the area, he said. Getting the project off the ground was a long process, but Lewis said he is looking forward to working at the new location.


“All the providers that are going into this building are locally owned and -operated, so there is a responsibility to the community,” he said.


Doctors who sign long-term leases at the location will own part of the building, Perardi said, noting that helps to strengthen their commitment to the practice and residents.


The project’s shell will be constructed by October, and after that workers will finish out the spaces, Perardi said.
