Following a year-over-year decline in February, two of the three ZIP codes in Georgetown saw home sale increases in March while one saw a slight decline, Unlock MLS data shows.

Home sales in February declined 29%-38% for ZIP codes 78626, 78628 and 78633 compared to the previous year.

In March, those numbers ticked back up, with ZIP codes 78628 and 78633 experiencing 8% and 6.6% increases in home sales, respectively, while ZIP code 78626 saw a 6.7% decline compared to the previous year.


Diving in deeper

The average number of days a home spent on the market was up 53.4% year over year for ZIP code 78633 in March, while ZIP code 78626 saw a 22.6% decline. ZIP code 78628 also experienced a slight decline of 2.2% year over year.


The median price of homes sold decreased 10.5% for ZIP code 78633, but rose 0.7%-1% for ZIP codes 78626 and 78628.


What else?

Over half of the homes sold in Georgetown in March cost between $300,000-$499,999, although there were also 14 homes costing at least $900,000 sold as well.


Market-wide, the number of homes sold was the same in March, but there were more new and active listings this March compared to the previous year.


Months of inventory is a term used to describe how long it would take for the amount of homes on the market to be sold, according to the National Association of Realtors.

Six months of inventory indicates properties may slowly become more valuable over time, while less than six months may mean home prices are rising more rapidly, per the NAR. The Georgetown area had 4.5 months of inventory in March, compared to 4 the previous year.
