The average number of a days a home sat for sale on the market declined in two of Georgetown's three ZIP codes year over year in January, according to recently released data from Unlock MLS.

ZIP code 78626 saw the biggest decline, with homes selling in an average of 56 days in January 2025, compared to 80 days in January 2024—a 30% decrease. ZIP code 78628 saw an average reduction of 15 days year over year.

However, homes were an average of three days slower to sell this January in ZIP code 78633.


Despite homes in ZIP code 78633 staying on the market longer on average, the ZIP code was the only one in the Georgetown area to see an increase in number of homes sold.

There were 71 homes that sold in ZIP code 78633 in January 2025, up 44.9% from the 49 that sold in January 2024.


Both ZIP codes 78626 and 78628 saw year over year decreases of three fewer and nine fewer homes selling, respectively.


Additionally, the median price of homes sold declined in all three Georgetown ZIP code year over year in January. Declines ranged from $20,000 year over year to more than $62,000, with ZIP code 78633 seeing the largest numerical and percent change decline.


Still, the majority of homes across all three ZIP codes sold for between $300,000-$499,000 in January.


Georgetown also saw an increase in the number of active home listings in year over year in January—a trend that is observed across the Austin-Round Rock-San Marcos MSA, according to Unlock MLS' Central Texas Housing Report. This indicates there are more opportunities for buyers, per the report.


The Georgetown area also had more new listings and more closed sales this January compared to last.
