Current situation
The proposed development sits in the southwest corner of Rockride Lane and Sam Houston Avenue—which officials eventually plan to turn into a major highway, said Amanda Brown, a real estate development consultant with HD Brown Consulting.
Additionally, the property will be bisected by a future extension of Ridge Line Boulevard that goes from I-35 to Bell Gin Road, Brown said.
According to a presentation to council, the developer is suggesting an urban style multifamily property integrated with commercial uses. Conceptual plans show the property could include:
- Apartment or condo buildings
- Townhomes
- Retail, office space or restaurant space
- Outdoor amenities
- Two detention ponds
“The unique thing about this site is this is both vertically and horizontally mixed-use,” Brown said. “We’re striving to provide a diversity of housing types so it creates a seamless transition.”
Diving in deeper
The current property is zoned for agriculture purposes, and the developer is requesting it be changed to planned unit development for flexibility in planning and design, per city documents.
Several other multifamily developments are either built, under construction or planned next to the proposed PUD, according to the presentation.
Taking a step back
The site of the PUD currently shares borders with Hill Country Forensics, an autopsy facility that recently announced it will relocate to north Georgetown by October, according to previous Community Impact reporting.
The city received two letters in opposition of the development from residents living in the adjacent Fairhaven Subdivision, per city documents. One property owner pointed to traffic congestion and noise complaints as a concern.

Council approved the first reading of the PUD’s rezoning, with a requirement that the two largest commercial office buildings must be fully leased out prior to 200 apartment units being occupied.
The item will need a second reading and vote from council members before any final changes are made.
