In a move that further develops an area slated for mixed density neighborhoods, the Georgetown City Council approved rezoning property at 400 CR 152 from an agricultural zoning district to a townhome zoning district at its July 9 meeting.

The overview

The townhome development will sit on 1.96 acres east of the intersection between Stadium Drive and CR 152. According to city documents, the development will consist of strings of attached homes in rows of three to six units.

The townhomes' standard dimensions are:
  • Minimum lot size of 2,000 square feet
  • Minimum lot width of 22 square feet
  • Max building height of 35 feet
The approximately 22-unit development lies within the city's Mixed-Density Neighborhood Future Land Use Area and conforms with the surrounding structures, which is made up of several different residential developments, including Crystal Knoll Terrace subdivision, a small duplex development, a second single-family residence and undeveloped land, Georgetown Assistant Planning Director Travis Baird said during the presentation.

The rezoning also furthers the city’s Comprehensive Plan, which calls for a land use ratio of 25% detached residential properties, 45% moderate-density residential units consisting of duplexes and townhomes, and 30% nonresidential properties in the area.


This townhome development is beneficial for the area because it serves as a transition between higher density and lower density zoning districts and helps people move between the two, Baird said.

What else?

The zoning map amendment faced some pushback at a June 2 Planning & Zoning Commission meeting, but was approved by the commission in a 5-2 vote, Baird said. The main concern of the commission was focused on the density along the roadway because currently CR 152 is a small roadway and its cross section doesn’t reflect what the city has in its Future Mobility Plan.
