Home sale prices in Cedar Park and far Northwest Austin dropped slightly year over year for October, but homes in general spent less time on the market than in the previous year, according to recent data from the Austin Board of Realtors.
The median home sale price in the region fell from $510,000 in 2024 to $504,000 in 2025. The region also saw increases across the board in the number of new listings, closed listings and homes under contract, while the overall number of active listings rose from 966 to 1,238.The number of homes sold increased in the 78613 and 78726 ZIP codes for October. Both regions noted a rise of 33.33% for their respective markets, while 78750 saw the exact same number of homes sold as in the previous year. Both 78717 and 78729 showed decreases in this metric, with the former posting the larger decline of 29.17%.Three out of the five area ZIP codes showed a decrease in the average number of days a home sat on the market. 78726 in Northwest Austin showed the sharpest decline, dropping 26.67%, a difference of 88 days compared to 120 days in 2024. Conversely, 78750 in Travis County increased from an average of 63 days in 2024 to 91 days in 2025.Home sale prices decreased overall in most ZIP codes. 78717 experienced the largest increase, rising 15.54% from a median of $505,000 to $583,500. Prices in 78613 and 78750 showed slight drops, falling 8.17% and 5.45%, respectively.The largest share of homes sold in the region was in the $300,000-$499,000 price range, consistent with sales from the past few months.
