The number of homes sold in Cedar Park and far Northwest Austin showed a slight dip in February 2025 when compared to 2024.

Most area ZIP codes showed a decline year over year, with the exception of Williamson County’s 78717, which showed a 60% increase in the number of homes sold, and North Austin’s 78729, which maintained identical numbers.
On average, most ZIP codes saw a decrease in the number of days on the market. 78726 saw the biggest decline, spending -42.22% fewer days on the market than in February 2024. Meanwhile, 78750 saw an increase in days on the market, rising 14.75%
The median home sales price also declined in most markets. 78726 saw a significant increase, with a 21.99% increase in average home sale price, up to $710,000 from $582,000.
For February, the largest number of homes sold was in 78641 in Cedar Park and Leander, with 51 homes selling in the $300,000-$499,999 price range.
Overall, the median home sale price dropped year over year from $494,994 to $445,000, while the number of active listings in the region increased from 650 to 742.
