A high-end gas station planned for development in front of the Bryson subdivision in Leander received final approval during Thursday’s City Council meeting.

Council members previously heard a request during a March 16 meeting to amend the zoning of a planned unit development by Toll 183A and Bryson Ridge Trail. The 9.42-acre property falls within Leander’s transit-oriented development in the neighborhood center and commercial corridor land use categories, as designated by the city’s comprehensive plan.

The developer is seeking to build a convenience store and fuel station in the portion of the property that falls in the commercial corridor as well as a retail and office building in the neighborhood center, according to city documents.

Kristiana Beck, a senior vice president with Cook Commercial Real Estate, said some of those working on the Bryson gas station are the creators of Quickie Pickie, which is a gourmet, high-end convenience store with two locations in Austin. She told council members that the stores have organic food, an in-house deli, craft beers and wine.

The proposed store would take up 1.94 acres of the total 9.42-acre property. Beck said the convenience store and gas station would be built in Phase 1, and the second phase would be to develop the neighborhood retail offices.

Leander Assistant City Manager Tom Yantis confirmed during the April 6 meeting that the project would be a higher-end gas station. Leander City Council unanimously approved the rezoning under the consent agenda.

Council members also approved an amendment to a contract with M&S Engineering LLC to add $257,661 to the North East Street Roadway Improvements Project. The task order added additional design, advertising, bidding and construction phase services for a conventional bridge and channel improvements to South Brushy Creek as part of the extension of North East Street from RM 2243 to Hero Way.
