With new home lots under construction and builders such as Highland, Perry, Scott Felder and Drees involved, Veramendi’s expansion marks an exciting next step.
“This piece of the property is special,” CEO Garrett Mechler said. “We've gotten to play with the connectivity through the [property] and into [Word] Park. We're really excited about those unique options.”

Rooted in nature, shaped by design
Veramendi’s development team has made natural preservation and community a guiding principle. Before breaking ground, they conducted a detailed tree survey to prioritize mature trees. Additionally, the layout of lots, trails and parks was crafted to feel immersive, not manufactured.
“We looked at where parks and trails were going ... to think about how to make the trails accessible, but also how to preserve the trails, so that people don't feel like they’re in a neighborhood [while using them],” Mechler said.
This expanding trail system was also designed with more than recreation in mind. It’s built to give residents an option to walk or bike where they need to go.
“We want to provide an opportunity for someone who lives in one of the current or future houses to be able to use the trails to get somewhere,” Mechler said.
The trail will eventually link all the way through the commercial area and into Veramendi’s Word Park.

Word Park brings over 65 acres of outdoor space
One of the most anticipated features is Word Park, a 65-plus-acre regional park being built into the heart of the new phase. With only 10 of the 65-plus acres being used for built amenities, Mechler said the park is designed to feel like a natural escape.
“For me, a win here is that people will feel like they're in a state park,” Mechler said. “We've built the park around some large, mature trees, and we chose elements that blend with nature. There are a lot of wood and rock elements. We've got a slide that's on a hill instead of building [an incline].”
The park will be open to the public, not just Veramendi residents, and a virtual tour is available to view on their website.

Alongside the park, Veramendi is adding a new amenity center. Set on a hillside, the amenity offers views of the native landscape and space for indoor and outdoor recreation.
“The new amenity center will have a multitiered pool. There'll be green space and a couple of [pickleball] courts, [as well as] a half sports court,” Mechler said. “There will also be an indoor air conditioned space that can be used [either] as an event center, or just as an opportunity to get out of the Texas heat.”

Veramendi’s new elementary school, opening in August, has been years in the making. Mechler said the team worked closely with New Braunfels ISD on the location and planning process.
“They've done an incredible job. The design and the thoughtfulness of that school definitely fits right in with Veramendi,” Mechler said.
Looking ahead: custom homes and riverside lots
Even more variety is on the horizon. Mechler said Veramendi plans to introduce custom home lots in future phases, including some along the high bluffs by the river.
