George’s Ranch, a new master-planned community from The Lookout Group, officially opened its gates with the 2025 Parade of Homes, and thousands showed up to celebrate.

Hosted in partnership with the Greater San Antonio Builders Association, the event not only marked a major milestone for the Boerne development, but also set new records for attendance, builder participation and community buzz.

A legendary namesake and a long-awaited debut

George’s Ranch is named after George W. Kendall, a Texas Ranger, pioneer and the father of the Texas sheep industry.

“The buzz about this community has been growing since The Lookout Group purchased the land in 2017,” Vice President Kelly Rarick said. “It is the closest acreage community to Boerne, offering bring-your-own custom builder options and custom speculative homes, as well as homes from Perry, Toll Brothers and Drees.

The best-attended parade in a decade

Over 9,000 people attended the parade, including 7,750 ticket holders, nearly 500 realtors and hundreds of guests invited by builders and exhibitors, Kristi Sutterfield, Executive Vice President of GSABA, said. Along with the excitement surrounding the community’s opening, Rarick said this is largely due to the participation of eight top luxury, custom home builders in the San Antonio area:“We started courting builders 18 months in advance to let them know we were serious about throwing the best Parade of Homes ever,” Rarick said. “All eight builders that were selected brought their A-game. They designed and built these Hill Country contemporary and transitional homes using bold, nature inspired materials in their details and finishes.”



Luxury features with comfort in mind

The homes on display impressed not only with their craftsmanship, but also with their creativity and comfort.

“Even though these are all $2 million-plus luxury homes, they all still brought comfort and functionality,” Rarick said. “They showcased outdoor living with bars, kitchens, putting greens, pools and spas all with a hill country view. There were state-of-the-art media rooms, wine cellars with an abundance of storage and gourmet kitchens that would make any chef jealous. There was a children’s playroom tucked underneath a game room loft, as well as charmingly hidden safe rooms. You name it; it was there.”

Already, two of the Parade homes have sold for more than $2.5 million each, another is under contract for $2.4 million and 30% of Phase 1 custom lots have been claimed. These acreage estate lots start in the $200,000s, and custom homes range from $2 million to $2.9 million.



A realtor-focused effort

Realtors played a major role in the success of the event, with 487 attending Realtor Day to learn about the new community.

“We love catering to the realtors, so they know that whether they are selling a home in Esperanza, [one of our other artful communities], or George’s Ranch, they are bringing their clients to the two best master-planned communities in Boerne,” Rarick said.

A celebration worth remembering

The Preview Party, a private party that kicks off the Parade each year, brought together GSABA members, VIPs, builders and the developer, and it was a highlight.

“We threw a big shindig with all kinds of food and beverages,” Rarick said. “Invitees were allowed to get a first look at the eight Parade homes. While the VIP guests waited for the judges’ votes to be tallied, The Boot Rock Boys played some tunes, and then awards were given out to each builder.”

Perhaps the most memorable part of the parade was seeing the community come to life.

“Every day, the parking lot was overflowing. We would run out of swag, ... and we would be scrambling to get more put together in time,” Rarick said. “Beating previous Parade of Homes attendance records is very satisfying at the end of the day.”

For The Lookout Group, the astounding turnout affirmed what they always believed about this project.

“We knew when we first started designing George’s Ranch that it was going to be an authentic and artful place to call home,” Rarick said. “To discover that people from all over were just as excited to finally tour George’s Ranch really solidified our hopes for the community.”
