The master-planned community Lariat Liberty Hill was designed with a clear vision: to bring families together through outdoor living and intentional community spaces. With over 400 homes completed and nearly 100 more under construction, Lariat is already making an impression, not just through its growth, but through the values it was built on.

Back to basics: reconnecting with the outdoors

The vision for Lariat was shaped by a desire to move away from tech-driven living and back to nature. The community’s parks, trails and outdoor amenities aren’t just features; they’re the foundation.

“We started Lariat [as a way] to get back to the basics,” developer Grant Rollo said. “I think society in general got sucked into technology, and [we] remember what life used to be like when [we] were younger. [We] wanted to be outside. Lariat offers that alternative, ‘simple fun is what you make it.’”

That intentional focus shows in the community’s most beloved features, such as the trail system and stocked fishing pond, both built to encourage families to explore beyond their front doors.

“[We] have two high points on the north and south side of the property that all lead down to where the fishing pond is. There is not a day where there aren’t kids or their [parents] fishing off of it,” Rollo said.

Thoughtfully designed amenities

Lariat’s design centers on creating outdoor spaces that feel natural and accessible. The main amenity center, known as The Junction, features a resort-style pool, splash pad, amphitheater, playgrounds and a fishing pier. Smaller parks, such as the toddler-focused Corral, offer quieter areas for young families.

“We have pocket parks that are designated with different themes,” Rollo said. “The Corral is a toddler focused park, ... specifically for the one, two or three-year-olds that are learning how to walk, or for new parents that don't want their kid climbing up the [area] the seven-year-olds are running on.”

Coming amenities include on-leash and off-leash dog parks, and the Stable, a sports complex featuring pickleball and basketball courts, set to open by early 2026. Trails connect all of these spaces, offering a way to see the entire community by foot.

Community growth and recognition

Lariat currently has 11 builders and expects a total of 1,640 homes at buildout. More than 25% of the homes are already completed or sold. Phase 2, which includes builders such as Coventry and Highland, launched this spring and continues to expand the community footprint.

The development has earned recognition for its thoughtful planning, winning both Real Estate Project of the Year from the Austin Business Journal and Master-Planned Community of the Year from the Greater Austin Home Builders Association.

Schools, roads and safety on the way

A new elementary school is under construction within the neighborhood and is expected to open in time for the 2026–27 school year. In addition, County Road 214 is being extended to connect to US 183, offering residents two convenient access points in the coming years.

Lariat will also become home to a new fire station, a much-needed addition as Liberty Hill continues to grow.

“With the number of homes that are out here, having [emergency] response is massive,” Rollo said.

Advice for new residents

With so many ways to stay active and engaged, Rollo encourages new residents to take it slow and explore.

“Take a breath, ... relax, enjoy it, soak it in. There are a lot of homes, and there's a lot of activity going on, but there is also a lot of stillness,” Rollo said.

The idea, Rollo said, is to create a space where people can leave the outside world behind, and truly feel at home.

"Life's hectic enough; your home shouldn't be. [Lariat is] a place of solace, a place of fortitude... When you're there, you can just be with yourself and your family. You can leave the world behind,” Rollo said.
