Instead of relying on a single, centralized amenity center, The Colony takes a more localized approach by offering multiple centers throughout the community.

“I wanted to have a series of amenity centers that were within walking distance of the villages, and I wanted them to present the opportunity to have different [activities] at [each one],” Neff said. “For example, all have pools, some have gyms, some have fitness trails and pickleball courts, and we have a disc golf course that is very popular.”

Beyond sports and fitness facilities, The Colony fosters community engagement through events planned by a dedicated, on-site lifestyle event coordinator.

“We have a lot of activities—everything from bingo to big screen sports watch parties to Easter egg [hunts],” Neff said. “We also have music concerts, and we're going to have more of those this year now that our amphitheater is finished. That tends to bring a lot of people out. We are also considering adding stand-up comedy shows as an alternative this year.”

Looking ahead, The Colony is expanding its offerings even further. They have plans for a food truck court adjacent to the concert venue to provide dining options during events, as well as new amenity centers that will be added as villages expand within the community.

A developer who embraces the community experience

For some developers, living in the communities they build is rare. However, Neff has chosen to make The Colony his home.

“There's just a sense of harmony, and I give credit in part to our property management company. Their people are excellent,” he said.

Proximity to Austin is another key advantage.

“We're on a large lot, yet we're close enough to Austin,” Neff said. “It's a wonderful place to be. There are a lot of opportunities.”

The Colony places a large emphasis on preserving Bastrop’s natural charm as they continue to grow and develop.

“Within The Colony, there is a great deal of open space and big trees. We pride ourselves on that and on the parks we create as parts of the amenity centers,” Neff said. “We’ve also created a couple of lakes that have fountains in them, and there are big rolling hills and great views from a number of the lots and homes.”

With a strong sense of community, diverse housing options and a beautiful environment, The Colony continues to attract homebuyers.

“We sell three to five homes a week,” Neff said. “That's people saying we’re doing a good job.”

“Go to all of the builders, and look at other communities in the area. I'm confident you'll find that your preference will be The Colony,” he said.
