In the heart of East Austin, a 2,067-acre master-planned community, Whisper Valley, is pioneering an energy-efficient model that could shape the future of residential living. With an emphasis on geothermal energy and community wellness, Whisper Valley is proving that sustainability and affordability can go hand in hand.

The community features approximately 7,500 single-and-multi-family homes, 2 million square feet of commercial space, and a vast 700-acres of greenbelts and parks. Designed to accommodate residents through every stage of life, it offers zero energy capable homes priced from the upper $200,000s to the $600,000s.

“We want Whisper Valley to be a place where people can not only start their life by renting their first home, but they can also buy their first home, their second home and their final home,” developer David Currie said. “Residents can see their way through life in Whisper Valley.”
At the core of the development’s sustainability efforts is its use of geothermal energy—an innovative yet historically proven method for heating and cooling homes efficiently. Each home in Whisper Valley has a 350-foot deep borehole which is connected to a geothermal district that uses the natural energy of the earth to heat and cool the home.

“What we're using in Whisper Valley is geothermal exchange,” Currie said. “We're effectively moving heat around, and we're using water as a medium to do so. Water is a much better conductor of heat than air, so it makes logical sense. ... Instead of dumping heat from inside of the house into extremely hot air temperatures, a ground source heat pump converts the heat to water and then stores it in the earth.”

The benefits of this geothermal infrastructure extend beyond sustainability. The system reduces energy consumption by up to 70%, cutting the need for a lot of power generation. By using solar photovoltaic technology to generate energy, it drastically lowers residents’ monthly electricity bills.

“If people live efficiently, they’re going to see unbelievable savings. A lot of times, they’ll save $1,000 to $2,000 a year,” Currie said. “[Geothermal systems are] not just good for the environment, they also save people money.”

Kids on swing in energy-efficient community in Austin

A key measure of energy efficiency is the Home Energy Rating System, which scores houses based on their energy consumption. The industry average ranges between 50 to 60, while older homes often exceed 100. In Whisper Valley, the average HERS rating is an astonishing 16, meaning residents enjoy some of the most energy-efficient homes on the market.

Whisper Valley also fosters a unique community feel through amenities such as its organic community pocket farms. The farms provide residents with access to fresh, community-grown produce they can take home. They can also volunteer on the farms to help grow and harvest this produce if they have an interest in gardening.

Recognizing Whisper Valley’s environmental and communal impact, Habitat for Humanity has partnered with them to make energy-efficient homes accessible to families who may not have otherwise had the opportunity to live in such an innovative and eco-friendly environment.

“We’re unbelievably proud that this is happening in Whisper Valley,” Currie said. “4,000 people are coming in, and they're going to build 25 homes in one week in the new Habitat for Humanity neighborhood.”
