“I saw The Enclave at Yaupon as an opportunity,” Wayne Morgan said. “The land was difficult to find because it was tucked away. Someone asked me, ‘Why are you developing in a bubble?’ I said, ‘To me, it's not a bubble.’ What I saw were major corporations from around the world moving here. Employees are moving to the area and looking for homes that don’t exist. There is more demand than supply.”

“We had a conversation with Jason Holman at Water Control and Improvement District No. 17,” Wayne Morgan said. “They count how much water the house is using, and there isn’t enough to water the common areas. I said, ‘What if we just xeriscape everything?’ We worked with No. 17 and walked through the process of what we can do to minimize the impact these homes will have on the environment.”

This attention to reducing environmental impact extends to energy conservation through advanced construction. The air conditioning systems will manage humidity and temperature, while innovative lighting will minimize power consumption, creating a comfortable, eco-friendly living environment.

The homes are going to be modern and timelessly designed. There will be two primary suites on the lower level and two bedrooms and flex spaces upstairs.”
