With attention to detail and an emphasis on natural beauty, developers Joe Owen and Nathaniel Klugman are making Parmer Ranch a community residents are proud to come home to.
The 454-acre master-planned community is located near Williams Drive and Ronald Reagan Boulevard in Georgetown.
Owen said the inspiration for the development was to create a community where families can gather, connect and enjoy the outdoors.
“We didn’t see places where families could come together and play, whether that’s throwing a football, playing catch or just being outside,” he said.
With its wide, open spaces, including the central 10-acre Parmer Park, the development encourages outdoor activities and communal events, such as live music performances and seasonal gatherings.
“Our neighbors really love the community and are really involved in helping create the community as opposed to just a set of homes,” Owen said. “I think it’s great when you get to know your neighbors. We have a 10-acre park, which was the center point of their early development, and the thought behind it was that that would be a gathering place.”
Parmer Ranch’s design sets it apart from other master-planned communities in the area with details like the sandstone walls that create a more polished, sophisticated environment. The developers have prioritized landscaping, architecture and overall execution to offer something unique in the Georgetown market.
“It has a more refined, elevated feel,” Klugman said.
The community has a diverse range of housing options designed to meet the needs of a variety of homeowners. The community offers cottage-style homes with lock-and-leave options for those seeking a low-maintenance lifestyle, alongside more traditional single-family homes on 40-, 50- and 60-foot homesites. Prices range from the mid-$300,000s to the high $700,000s, to suit various budgets.
Looking ahead, Owen and Klugman plan to introduce even more housing styles, including townhomes, to further diversify the community’s offerings. With a vision to accommodate a broad spectrum of residents, Parmer Ranch is ensuring there is something for everyone.
Parmer Ranch’s next big milestone is the opening of its amenity center, slated for spring 2025. The center will include a fitness facility, private meeting spaces, covered patios with fireplaces and a resort-style pool. The outdoor areas will feature pickleball and basketball courts, as well as a great lawn for gatherings and activities.
In addition to these amenities, the community will soon be home to a new H-E-B grocery store, expected to open in summer 2025. This convenience will further enhance the quality of life for residents, making it easier to access essential goods and services without leaving the community.
With about 350 homes already complete and nearly 950 planned in total, Parmer Ranch is on its way to becoming one of Georgetown’s premier residential destinations.
“We wanted to create an environment where people are proud to come home to their community,” Owen said.
