A recent community that focuses on walkability and being “a town within a town” is transforming the city of New Braunfels.

Developed by New Braunfels’ developer Southstar, the Mayfair community opened in May and will consist of 1,900 acres once fully completed. Located just outside of New Braunfels city limits, the community currently has six model homes and will have two more come September.
“Mayfair will offer a wide variety of housing options to fulfill the gap that New Braunfels has experienced,” said Kristi Robinson, director of marketing and community relations. “We've worked very closely with city staff on filling needs that the city has currently and will in the future.”

More than just a residential neighborhood, Mayfair will have over 300 acres of public parks and 35 miles of trails to help promote the walkability of the community. There will also be a 3-mile off-street bike loop that will connect the neighborhood to everything in the community.



One of the amenities along the bike loop will be a new Comal ISD elementary school that is set to open in the fall of 2025, along with a new middle school that is in the works. Parents will be able to walk their kids to school, and then grab a meal or a cup of coffee from the over 2 million square feet of retail and commercial properties.

In the heart of the community will be Midtown Mayfair, which will break ground at the end of this year. The first phase will include an open-air market pavilion, as well as a central park, and a neighborhood swimming pool complex.

The over 40 homes that are under construction are starting as single-family homes, but in the future, the community will have a wide variety of homes, including smaller homes for sale and to rent. It will also have condos and townhomes for sale as early as 2025.
“There's going to be something for everyone, no matter where you are in life,” Robinson said. “Maybe you've just graduated college and need housing in the New Braunfels market. Maybe you're a young family, or maybe you're retired and don't want to have a larger home anymore. Mayfair will appeal to every stage of life.”



To help celebrate the opening of the community, an event called Mayfest was held in May, and there are plans to host the festival every May. The event will feature live music, local vendors, food and more activities.
