Affordability is a challenge for many first-time new home buyers, as they often find themselves priced out of the real estate market. The Townhomes @ Old Settlers is geared toward solving that problem. Dan Rigney, President of RGC Multifamily Ventures, discusses how his new development, now in the final design stages, offers affordable luxury without the steep price tag.

“We’re addressing the need that’s out there to be able to get into home ownership. This gives them that opportunity. The main emphasis in this project is to target what is often referred to as a missing middle in the real estate market,” said Dan Rigney.

Location, location, location

The Townhomes @ Old Settlers is a 72-unit enclave nestled in Round Rock beside the open space of Old Settlers Park. The deep history of the area is juxtaposed with the modernity of the homes and community being designed. A special “Meet the Builder” event on Nov. 14 will introduce interested homebuyers to the community and the concept.

What makes The Townhomes @ Old Settlers unique

Known as carriage-style, the design of the approximately 1,800-square-foot townhomes is unique to the Central Texas market. The ground floor offers a two-car garage pre-wired for a charging station for an electric vehicle. The private entryway stands beside the garage which leads to a covered patio. A fenced-in backyard completes the first floor footprint.

The second floor boasts a 45-feet-long great room area featuring a wide, open space living concept. The kitchen is on this level and features upgraded faucets and other upgraded features. Each room is also equipped with a ceiling fan to keep energy costs down.

The third floor is reserved for the bedroom suites and offers three plans to choose from. The three-bedroom plan features a primary suite with separate bathtub and shower, as well as two reasonably sized bedrooms with a second bathroom. The alternate plan has two bedrooms with a dual primary suite concept featuring separate tub and shower bathrooms for each one.

“What is exciting about these townhomes is they’re designed with young professionals and families in mind,” said Jamie Rigney, Vice President of Operations and Project Management of RGC Multifamily Ventures. “They each have a small fenced rear yard area as well. We’ve purposely designed the community with amenities that are low in maintenance and low in cost so the [homeowners fees] are lower.”

The community

Common area amenities include a fenced dog park, a picnic and grilling area, and plenty of guest parking all surrounded by landscaped grounds. Located on Old Settlers Blvd. just west of Kenney Fort Blvd., The Townhomes @ Old Settlers is next door to Old Settlers Park. A soccer center, waterpark and baseball fields are a short walk away.

How to preview the homes

A “Meet the Builder” event takes place on Nov. 14 at 2001 N. Kenney Fort Blvd. Reservations are required and can be made on the website.

18 units will be available that evening for reservation at preview pricing. There will be a 3D virtual walkthrough presentation of what the units will look like. Preview builder samples of wall colors, cabinet fronts and carpet options will be available.

Prices will start at $399,900. A financing expert will be on hand to answer questions and describe special financing options such as VA, FHA and Texas Heroes loans for teachers and first responders.

Groundbreaking for the Townhomes @ Old Settlers begins in 2023 with the first units available in early 2024.
