The Village of Grogan’s Mill in The Woodlands just welcomed its newest contemporary home featuring incredible golf course and water views, crafted by Gary Giles and his team at The Woodlands Custom Homes*.

The Woodlands was selected as the best city in the United States, in which to buy a house in March 2023, according to a new annual ranking from Niche.com.

The property was completed in early April 2023 and features four bedrooms, four bathrooms, and a four-plus car garage with 13-foot high ceilings. The rear garage bay offers flexibility for multiple car lifts, a studio or a large workout gym.

Additional amenities include a whole-house generator, a second-floor rear deck with a lowered height of 21 inches to ensure unobstructed views of the golf course, an AprilAir™​​ dehumidifier, and an energy recovery ventilation system (ERV) for efficient air exchange between the interior and exterior of the home. The kitchen boasts high-end Thermador appliances. An elevator with doors on both ends provides convenient access to the garage, first floor, and second-floor landing, with the other door leading to the primary closet.

“You can get dressed, get on the elevator, go straight down to the garage for a quick exit when you are ready to leave the home,” Giles said.



Following nearly a decade as a realtor, Giles believed The Woodlands Custom Homes could provide new contemporary construction opportunities in The Woodlands due to the lack of inventory of vacant lots available for new construction projects.

Giles said their team has completed six new projects, including four next to each other on S. Timber Top, since they started building in The Woodlands in 2019.

They have also completed one remodel and are currently working on three other remodel projects.

Giles’ brother, David, brought more than 45 years of homebuilding experience to the team including several $13 million homes in Naples, Florida.

Giles emphasized their "hands-on" approach to building. The subject home is a spec home, meaning it is a speculative home built by the builder without a buyer in place.

Recent revisions of The Woodlands development standards brought about a change in The Woodlands which will soon celebrate its 50th anniversary in 2024.

The Woodlands updated its residential development standards in 2019 and one of the significant revisions stated that redevelopment is crucial for the sustainability and growth of the community.

The revised standards encourage reinvestment, which can improve property values and allow existing homeowners to rebuild and redevelop in existing residential areas.

The updated guidelines also allow for newer construction techniques, including larger homes and modified locations.

Giles and his team are embracing this challenge. According to Giles, both The Woodlands Residential Development Standards Review Committee and the surrounding neighbors have welcomed their projects.

“The options are to either remodel a 40+ year old home or tear it down, scrape the lot and start all over. In a lot of these older homes, they have 8-foot ceilings,” Giles said. “So, if you go and remodel a home and it still has an 8-foot ceiling height, then it's just not that appealing to most prospective buyers.”

When it comes down to what features to include in a spec home, the team at The Woodlands Custom Homes considers the following philosophy: If they were moving into the home, what features would they want in the home?

The Woodlands Custom Homes seeks to incorporate cutting-edge technology in all of their building projects, creating a future homeowner's dream home. Giles’ wife, Cara Giles, has a background in design and is responsible for most of the design selections in the homes.

"We take advantage of opportunities to observe luxury homebuilding trends across the United States. We seek to adapt those ideas into our own designs,” Cara said. “For example, having a pantry with additional appliance storage can make a huge difference. This keeps the open concept kitchen uncluttered by appliances and the layout more suitable, given how we live now, instead of a more compartmentalized one."

Pre-plumbing for a coffee bar or an ice maker are some of the details included in this home.

According to Cara, 114 S Timber Top home’s view is exceedingly spectacular and is something

prospective home buyers must witness in person to appreciate.

"The view is simply breathtaking, even for those who are not fans of golf. It's truly a sight to behold and very relaxing to have a manicured golf course behind as your view. When guests reach the second floor, often the first words out of their mouth are, ‘Wow, this is amazing.’ Originally, the 11th fairway wasn't visible from the home’s first floor architectural plans, so we decided to raise the height of the first floor 36 inches,” Cara said. “This allowed the first-floor rooms to have a view of the fairway, and the second floor now features a panoramic view of the 11th fairway and views of the 17th lake and green of the The Woodlands Country Club’s TPC Course where the Insperity Invitational ™ was this week. The view really speaks for itself."
