The 396-home community, located at 15101 Litsey Creek Drive in Roanoke, is spread out across 66 acres. Residents can choose from one-, two-, and three-bedroom floor plans, and no matter the size, each home comes with a private attached yard as well as an enclosed one to two-car garage.

Property Manager Denise Rodriguez said one major perk for Litsey Creek residents is that they can benefit from all the amenities associated with purchasing a home, without lifting a finger for maintenance.

“The huge benefit of this is that we handle all the maintenance for our residents,” she said. “Whether it's an AC filter replacement or an appliance that breaks, we handle all aspects of that so our residents can just kick back and enjoy their lifestyle.”

Litsey Creek management takes care of residents’ landscaping, pest control needs, and valet trash service. Plus, each home is equipped with AT&T Fiber, which offers up to 1000 mbps download and upload speed, Rodriguez said.

In addition to the private yard, garage and maintenance coverage, each individual home also comes with a full-size appliance package, which includes a full-sized washer and dryer. Other features include: an open kitchen with quartz countertops, wood-style flooring, walk-in closets and more.

Another unique bonus? Unlike most rental communities, Litsey Creek residents do not share walls with each other.

Beyond physical perks, residents can feel at ease with a peace of mind living at Litsey Creek.

The community is managed by ZRS Management, and the company’s number one priority is providing superior customer service. Rodriguez says the team’s reputation speaks for itself.

“Residents can absolutely get comfort in getting same-day responses, service requests getting completed within 48 hours and after-hour emergency maintenance responses within an hour,” she said.

Another one of the team’s objectives is to build a thriving community.

“We like to host community events, and one of our biggest goals is to bring life to the community and have neighbors be comfortable with one another,” Rodriguez said.

  • A private trail connecting residents to Alliance Park

The community also has some upcoming amenities under way, and plans to open its second community pool, a dog park and a putting green in the coming months.

Something residents can look forward to is a summer pool party, which will feature live music and vendors. The goal is to host one community event a month, from cooking classes to poolside happy hours as well as pet-friendly events.

Rodriguez said Litsey Creek is also within the highly desirable Northwest ISD area, and Cox Elementary School, Tidwell Middle School and Byron Nelson High School are associated with the community.

Since it began housing residents in November 2022, word about the luxury development has gotten out and the demand for homes has increased drastically, Rodriguez said.

Because Litsey Creek offers residents the privacy and benefit of a permanent house, the community is perfect for all ages and stages of life—from young renters to previous homeowners.

“For some of our residents who are empty-nesters, Litsey Creek is a transitional residence while they find the home they want to retire in,” Rodriguez said. “For our younger demographic who aren’t ready to purchase a home yet, we're able to provide those amenities to them at a much lower expense.”

Rodriguez said the application fees are typically $85 per applicant over the age of 18 and a $250 administrative fee per household. The ZRS team prioritizes the review of applications and residents will typically have approval within 48 hours of submission. Application rates reflect pricing as of April 17, 2023. Pricing is subject to change.
