Less than thirty minutes from downtown San Antonio in Boerne, homeshoppers find the perfect blend of small-town charm with convenient access to the bustling city. Esperanza, Spanish for “hope,'' is a unique hill country community comprising diverse villages with homes ranging in price from the $400,000s to $1 million-plus. Each village features a private entrance gate and custom hand-painted tile accents decorating the monument signage and navigating street signs. These individualized touches from one village to the next deliver pride for the residents while also giving them a sense of the connectivity within all of Esperanza.

Connie Hentosh, an Esperanza resident and the community’s Vice President of Sales, said the community’s developer, The Lookout Group, goes above and beyond to provide residents an opportunity to become more than neighbors, but lifelong friends. This sense of community offers homeowners a chance to fall further in love with where they live.

“There is nothing in South Texas quite like what we’ve delivered in Esperanza’s epicenter, The Club: an 11-acre private residents club featuring a resort pool, splash pad, lazy river, and 24-hour fitness center. Also within walking distance residents enjoy a newly opened 4-acre dog park, Roca Loca Lawn, a food truck court, and sand volleyball complex with two regulation-sized courts, plus a full-time activities director,” she said.

Esperanza currently has approximately 400 homeowners and plans to add an additional 250 lots in the next few months. The newest village, Bravada, features homesites offering breathtaking views of the rolling hill country and homes by five award-winning builders. In addition, Esperanza is adding an additional new village named Condessa, designed specifically for residents 55 and up. Condessa will feature single-level homes by nationally acclaimed builder, Toll Brothers. Condessa residents will have exclusive access to their own clubhouse, The Hacienda, which will feature a resort pool, pickleball courts and plenty of room for socializing and events.

Hentosh said one of the things Esperanza prides itself on is a commitment to sustainability. Throughout the community, repurposed fieldstone from the original German settlers has been used to create artful monuments and streetscapes. Other community structures such as picnic tables, volleyball court bleachers, and dog park obstacles are also made from reclaimed limestone excavated from the land. Additionally, residents will not find traditional wooden fences in the community. Instead, Esperanza uses what is called a “Texas Living Fence” as an artful and natural alternative to standard fencing between homesites.

“Homeowners start with a wrought-iron fence instead of the standard eyesore wooden fences,” Hentosh said. “Then, drought-friendly vegetation is planted along the fence-line to provide coverage and privacy that grows more beautiful over time."

Esperanza also partnered with the City of Boerne to develop a reclaimed water system for the community, the first of its kind in Central Texas.

“We are the first Central Texas community to provide two lines into a home,” Hentosh said. “One line is a potable water line, the other is for reclaimed water—treated, safe and used for landscaping.”

In addition to the reclaimed water system and concentration on sustainability, more than 25% of Esperanza is designated for green space, pocket parks, and paved trails for hiking and biking.

Esperanza was the 2021 winner of “Best Overall Community” by the Texas Association of Builders, and has won multiple other awards including the Greater San Antonio Builders Association Summit Award for “Best Amenity” and “Best Upscale Development” by the San Antonio Business Journal.

In the future, the community plans to have additional entrances from Highway 46, as well as add more villages, a fire station, sports complex, and town center for walkable restaurants and shops.
