As the sun rises over Mustang Lakes, a master-planned community in Celina, residents head out for morning walks along the trail system, winding through native trees as they make their way toward one of the nearby lakes. That peaceful, outdoor lifestyle is exactly what the community was designed to create.
“Mustang Lakes is not your average subdivision; it really is special,” said Matt Alexander, chief visionary and marketing officer at Mustang Lakes’ developer Cambridge Companies. “It is an outdoor wonderland of water, mature trees and trails.”
Throughout the community, residents can explore:
14 lakes, which are stocked with fish
18 miles of trails connecting areas throughout the community
Pocket parks with features such as fire pits, cornhole, bocce ball, putting greens, playgrounds and seating
Wilson Creek, a rock-bottom creek along the community’s western boundary
A planned future 50-acre city park adjacent to the west side of the community
A 20-acre central amenity site features The Club at Mustang Lakes, which includes the 12,000-square-foot clubhouse with indoor and outdoor event space, a large fitness center with separate cardio, weight and class studio spaces, onsite HOA offices, resort and lap pools, tennis and basketball courts, a private island, event lawns and open space for peewee sports practices.

What’s new at Mustang Lakes?
Mustang Lakes offers everything from traditional homesites to one-acre custom lots, and new additions are expanding that range. Many of the currently available homesites feature treed creek, open space and lake views.
Three new models have recently opened, including a smaller single-story patio-home option from Tradition Homes. The 55-foot lot sizes complement Tradition’s existing 65-foot patio homes and were introduced to provide another price point and more opportunities for buyers who want to downsize without sacrificing the elevated lifestyle to which they are accustomed.
Those homes are arranged toward the center of the community, near lakes, trails and two pocket parks, allowing residents to get to know their neighbors in shared outdoor spaces, designed for a more mature resident base.
American Legend Homes’ new attached villas feature private yards and motor courts that place garages behind the main streetscape, and they will also be within walking distance from a future mixed-use development.
“We're hoping that there will be restaurants, retail and professional offices, so residents can walk around the lake and go have a bite to eat, or frequent those establishments, whatever they ultimately become,” Alexander said.

Coventry Homes has introduced another option with its 40-foot lot, rear-entry homes, in which buyers can enjoy built-in outdoor living and include up to a three-car garage.
Homes throughout the community are zoned to either Prosper ISD or Celina ISD, depending on their location.
“Prosper ISD just opened a brand-new middle school right here at Custer Rd. and Frontier Pkwy. For our Prosper ISD students, we have the on-site elementary school, the brand-new middle school and the sought-after Walnut Grove High School. So, it is a fabulous school setup,” Alexander said. “For our Celina ISD students, the Roseland Pkwy. [road] is now open, so the school that they go to is easily accessible in our sister community to the north before our onsite Celina ISD elementary opens. Celina ISD also offers excellent academics and one of the most storied athletic programs in the state.”
Opportunities remain for larger homesites, too, including a limited number of one-acre custom lots backing to mature woodland and Wilson Creek.
Why is this the perfect time to purchase a home in Mustang Lakes?
The Cambridge Companies team said the community has reached a “sweet spot.” Parks, trails, lakes, playgrounds, gathering spaces and the community’s large amenity center are already in place, and new homes and future amenities are still being added.
Additionally, as of October 2026, builders are offering various buyer incentives and interest rate buy-downs. The community has also added its available home inventory to its website, allowing buyers to search by builder, price, square footage and other preferences rather than visiting each builder’s website individually.
Ultimately, Mustang Lakes’ serene atmosphere, established lifestyle elements and new additions are what make it the perfect place to call home.
“A while ago, we gathered resident testimonials and one of the common threads in those was people saying, ‘I love where I live because every day, I feel like I live in a resort,’” Alexander said.
