Five developments stalled, one moving ahead in Dripping Springs

Dripping Springs commissioners denied proposed project phases in five developments during a Jan. 25 meeting of the planning and zoning commission, and gave one project the green light to move ahead.

The city’s development moratorium—sparked in part by the area reaching wastewater capacity—is set to end in February, but some developments are moving through the process due to prior approvals or special conditions, such as avoiding the city’s wastewater system by using septic.

Commissioners approved development company Ashton Woods’ proposal for Overlook at Bunker Ranch, which is an 18-acre plat with 12 expected single-family homes.

Developers for these five communities will need to return to the board for approval:

• Developers of the Headwaters community at the intersection of Headwaters Boulevard and Sage Thrasher Circle proposed their final plat, which would include more than 140 single-family homes. City staff said, among other issues, the development needs an approval letter from the county.
• A plat proposed at the intersection of Founders Park Road and Rob Shelton Boulevard in the Cannon Ranch development stalled at the Jan. 25 meeting partly because the site lacked a drainage easement.
• For the second time this month, commissioners denied a proposal for the Hardy T Land South plat, an extension of Bunker Ranch set to include 39 homes at 2901 W. Hwy 290. City staff pointed to incompleteness in the plan, including a lack of street names.
• Commissioners denied a proposal for a 50-acre plat with 25 homes in the Caliterra development at 26025 RR 12 based on recommendations from city staff. Staff said developers should add a sidewalk plan, approval letter from the county and several other changes before seeking approval again.
• City staff recommended denying development proposals for the Driftwood Golf and Ranch Club partly based on the application lacking an approval letter from Hays County. The Driftwood development is a private membership community centered around a golf course and club houses.
