Home sales in the San Antonio area have decreased by 2.6% when comparing December 2022 and December 2023, according to a Jan. 23 news release from the San Antonio Board of Realtors.

In December, the SABOR Multiple Listing Service recorded 2,410 sales. This is down from the 2,475 sales in 2022, and the 3,532 sales in 2021.

Average home prices for the area in December stood at $373,797, with the median price at $319,113. During the same time period in 2022, average home prices stood at $373,465, with the median price at $319,878, according to the release.

Of the sales recorded in December, 12% were priced at $199,000 and below, 70.4% were in the $200,000-$499,000 range, and 17.6% were priced at $500,000 and above.


The number of days homes were on the market increased by 20%, with properties taking an average of 73 days to sell, according to the release.

“The SABOR MLS recorded a significant surge in new listings, with a 19% increase totaling 2,771,” said Will Curtis, SABOR's 2024 chair of the board, in the release. “Active listings also saw a notable uptick, rising by 22% to reach 11,741. Pending listings remained steady with a 0% change, reflecting a consistent level of market activity.”
