Cibolo City Council held a public hearing to rezone approximately 270 acres from a mixed-use regional employment district to a light industrial business park for a development along I-10 East on June 24.

The rezoning idea was city-initiated and was part of the City of Cibolo Future Land Use Map adopted in September 2024, according to agenda documents.

Why it matters

According to the city’s Unified Development Code, the purpose of the potential rezoning is “to allow a range of commercial uses, office parks, flex-space and low-impact industrial activities that are compatible with the surrounding commercial areas.”

Potential commercial uses for the park include automotive sales and services, hospital services, light manufacturing, professional offices and warehousing, according to agenda documents.


Rezoning the space in proximity to I-10 is to enhance the city’s appeal to outside logistics, distribution and manufacturing operations, according to the city’s Strategic Economic Development Plan.

Next steps

Rick Vasquez, the city’s director of planning and economic development, told council that the Planning and Zoning Commission unanimously recommended approval for the rezoning.

There were no public or council comments during the public hearing. Communications Manager Jeanette Gonzalez told Community Impact that a rezoning ordinance will come before council at its July 8 meeting.
