Known as the Shavano Park 1604 Public Improvement District, the proposed mixed-use development will sit on 22 acres at the intersection of Loop 1604 and Pond Hill Road. According to city documents, the development will include approximately 8.2 acres of commercial property and 6.6 acres of residential property.
Shavano Park 1604 Public Improvement District will include:
- 5.3 acres of commercial
- 2.9 acres for a hotel
- 30-40 townhomes
- 6 acres of recreational space
Though construction of the public improvement district is estimated to cost around $4.5 million, $6 million in funds have been earmarked for its construction.
The reason $6 million has been earmarked is because these investments are going to happen in the future so expenditures may increase, said David Wright, a developer with Bitterblue Group.
By the numbers
According to city documents, the estimated property tax rate for the 1604 PID is $0.206283 per $100 valuation and is estimated to net $1.545 million in additional revenue for the city once it is fully built out.
