Leaders from organizations building Caroline at Rogers Ranch held a May 9 grand opening for the affordable apartment complex in north San Antonio.

Representatives from local development firm Bitterblue Inc., property management company Morgan Group, the San Antonio Housing Trust and the city of San Antonio gathered for the celebration.

According to a news release, 40% of the 351 units at Caroline at Rogers Ranch are leased.

Caroline at Rogers Ranch offers one-, two- and three-bedroom floor plans; 176 of the units are reserved for families earning up to 60%-80% of area median income.


Rental rates for what the developers call 176 essential housing units range from $930 to $1,330 per month.

The release stated upscale amenities at Caroline at Rogers Ranch include an outdoor aqua lounge with a kitchen, a resort-style pool with cabanas, a resident clubhouse with a business center, a game lawn and a fitness center.

A closer look

Pete Alanis, executive director of the housing trust, agreed with the development partners that essential housing at Caroline at Rogers Ranch allows tenants to live in the community where they work, avoid long commutes and spend more time with family.


“Together, we are continuing to expand the offering of affordable, high-quality housing options throughout San Antonio to support the well-being of our entire community,” Alanis said in a statement.

Caroline at Rogers Ranch lies on westbound Loop 1604 between Rogers Ranch Parkway and Shavano Ranch Road, next to Ridgeline at Rogers Ranch, a luxury apartment complex development firm that Embrey Partners opened in 2017.

Representatives for the development project said total construction at Caroline at Rogers Ranch is scheduled for completion later this year.
