The number of homes sold in both New Braunfels ZIP code areas was up in November when compared to November 2023 according to the latest data from the Four Rivers Association of Realtors.

The number of homes sold in November 2024 was up by nearly 35% in the 78130 ZIP code and more than double—or 122.50%—in 78132 when compared year-over-year to November 2023.

That data is reflected in the total number of homes sold in the San Antonio-New Braunfels statistical area—2,825 homes—according to the San Antonio Board of Realtors.


The median home sales price in the 78130 ZIP code was in near parity with the full San Antonio area, which was $299,990. The 78130 median price was down from $318,000 in November 2023 to $299,500 in November 2024. The average home price in the San Antonio-New Braunfels market was $357,153, above the 78130 average of $343,801, according to FRAR.


The SABOR analysis cites the two regional figures as a signal of relative stability in the market, according to a Dec. 12 news release from the agency.

The 78132 median price was higher, which is consistent with current trends in the market, clocking in at $478,495 and the average price over the last six months was $560,528, according to FRAR.


There were 15 fewer listings added to the market in ZIP code 78130 compared to November 2023.


Throughout New Braunfels there were 240 homes under contract in November, compared to 185 in the same timeframe last year.


According to the data, homes stayed on the market in the 78130 ZIP code for roughly the same number of days as the entire region, which was 72 days according to SABOR. Homes in the 78132 ZIP code stayed on the market longer, for 100 days.


Put in perspective

According to SABOR’s analysis, homes in the San Antonio-New Braunfels area received 93.2% of the original listing price when sold. Months of inventory in the market are steadily increasing, up to 4.87 months. 70.90% of homes sold were in the $200,000-$499,999 price range throughout the region.
