New Braunfels City Council approved changes to the Mayfair Development and Design Control Document—a set of guidelines governing the 1,900-acre mixed-use project located in Comal County's extraterritorial jurisdiction—on Jan. 27.

The amendments, requested by SouthStar at Mayfair, LLC, updates driveway standards and parking requirements, and aligns with the city's long-term planning goals outlined in the city's Envision New Braunfels comprehensive plan.

The details

Christopher Looney, director of the planning and development services department, said the amendments align Mayfair’s development standards with city regulations while improving functionality for residents. The new parking amendments also align with the recently adopted changes approved by City Council on Dec. 9 for parking requirements inside the city limits, Looney said.

The new maximum driveway width will better accommodate residences with three-car garages, Michael Meek, director of community relations for Mayfair said.

What council is saying

Council member Andres Campos said she was concerned about the potential impact on impervious cover.

Looney said the impact on impervious cover would be insignificant, as Mayfair is not located in an aquifer recharge zone.
