A 90,000 square-foot CubeSmart Self Storage facility, which broke ground at Hwy. 46 at FM 1863 in February, is expected to be completed by 2026, SurePoint Development Partner Clint Wynn told Community Impact. SurePoint Development is the developer and investor on the project.
The San Antonio-based, privately held real estate investment company specializes in the development of self-storage properties, according to the company's website.
CubeSmart Self Storage offers storage units ranging from 5x5 to 10x30. The company offers self, business, moving and climate-controlled storage units along with storage units for boats and RVs, according to the storage facility's website.
Wynn said they decided to build a self-storage facility in this area because, like all commercial real estate, they follow residential growth.
"There's a lot of residential growth along this corridor," Wynn said. "We felt like the demand was good."
Another detail
Wynn said this particular project was on a tight, heavily treed site and the utilities they were required to do was going to make them tear down a lot of the trees.
"So we actually offered, upfront to the city, to pay a fee. Even though while it was residential, we actually had the right to take down all the trees without paying a fee, we didn't feel like it was the right thing to do," Wynn said. "It's not the intent of commercial development to be able to do that, and so we offered up to pay $100,000 into a tree fee."
Looking ahead
The facility is anticipated to be completed by the beginning of March 2026, Wynn said.
