Pflugerville City Council has taken the next steps in considering a 400-acre mixed-use development south of Lake Pflugerville following council's approval of a first ordinance reading for a rezoning request at its Jan. 14 meeting. The land—currently zoned agriculture, urban and urban center—would be rezoned to a planned unit development, or PUD, if approved.
The proposed Lakeside Meadows development is envisioned as a “master planned, ‘urban destination’ mixed use development containing a variety of residential, employment, and commercial uses within a walkable environment,” per city documents. The development would include three connector-level roads to help enhance regional mobility and connectivity, with planned open space and pedestrian linkages throughout, according to documents.
Developer James Kerby of Kerby Ventures spoke before council Jan. 14 and said this project has been in the works for roughly 14 months and that he was attracted to the development because of its combination of residential and green spaces alongside its commercial prioritization. Kerby's work portfolio includes involvement in projects such as Flintrock Falls and Lakeway's Baylor Scott & White Health facility as well as two golf communities in San Antonio.
