Rezoning for updated Sherman Lofts plan approved by Richardson council

In addition to the mixed-use development, the developer will make enhancements to the Central Trail, including the addition of a mural on the eastern wall of the parking garage, Director of Development Services Sam Chavez said. A second left-turn lane along Sherman Street will be added for northbound traffic.

The rezoning request to allow for the changes was originally approved during the Nov. 21 City Plan Commission meeting.

The backstory

The initial zoning request for the development, approved in 2021, had 299 apartments and three live-work spaces in a four-story building, along with a four-story parking garage and 923 square feet of shared working space, per city documents. An amendment approved in 2022 was made to reflect a change to decrease the number of apartments to 294 and an update the parking requirements for the complex.

The property is located near the Spring Valley Station, which is serviced by Dallas Area Rapid Transit.

What’s next?

Project real estate developer Lang Partners' Managing Member Dirik Oudt said he hopes construction will begin soon on the project.

“We’ve got construction numbers that make it a green light for us,” Oudt said. “As soon as we get a construction loan, we’re ready to go.”
