Home sales spike in Hutto, dip in Pflugerville

Vaike O’Grady, research advisor at Unlock MLS, said the median sales price in Central Texas underscores the ongoing demand and reinforces “long-term confidence in the Austin market.”

“Mortgage rates are expected to stay relatively stable, meaning sellers will need to remain flexible on pricing to maintain progress, particularly as affordability remains a significant hurdle for many first-time home buyers,” O’Grady said.

Meanwhile, activity in Pflugerville’s housing market swung the opposite direction from Hutto’s. With the median price of homes in Pflugerville rising from $411,000 in June 2024 to $427,000 in June 2025, home sales dropped by 5.3%.

Digging deeper

Housing inventory also increased across the two cities combined, rising from 2.3 months of inventory in June 2024 to 3.8 months of inventory this June. Simultaneously, new listings and active listings in the Pflugerville-Hutto area rose from 137 to 285 and from 450 to 778, respectively.

In both cities, the majority of homes sold fell within the $300,000-$499,999 range—72 in Hutto and 80 in Pflugerville. The second-highest number of homes sold in Hutto by median price range, 15, fell under $299,000. In Pflugerville, 22 homes were sold within $500,000-$699,999.
