New Hutto development to bring residential, commercial space

A new commercial and residential development will move forward in Hutto following City Council’s vote to annex and rezone the land Sept. 5. The Meadow Brook planned unit development will sit on about 88 acres and include a mix of household types, open park space and commercial use, according to city documents.

The gist

The city originally held a public hearing for the project in December 2023. Following a second public hearing, Hutto City Council unanimously approved an ordinance to annex and rezone the development site that will become Meadow Brook.

Located just north of FM 1660 South, Developer Columnar plans to use 67.8 acres for single-family residential use and one acre for commercial use. The remaining land will be dedicated to open space and rights of way.

Planning documents show a maximum of 520 homes, which include 50-foot detached lots, 60-foot detached lots and attached homes. The residential area contributes to Hutto’s attainable housing goal, according to Director of Development Services Ashley Bailey.

Commercial space is restricted to typical retail, according to Bailey, and will be separated from the residential area by almost 18 acres of open or park space.

What else?

In the same meeting, City Council approved the creation of the Meadow Brook public improvement district. PIDs are an additional taxing entity that help fund property improvements. The Meadow Brook PID would establish an additional tax of 76 cents per $100 value on top of city property taxes, according to city officials.
