A new development in northeast Fort Worth will cater to businesses that need smaller industrial spaces.

Commercial real estate company M2G Ventures has purchased 55 acres of land at 10705 North Freeway in northeast Fort Worth. It plans to break ground on four industrial buildings early next year with construction expected to be completed in 2021.

Together, the buildings will span 630,000 square feet. Each will be no larger than 250,000 square feet, M2G co-President Susan Gruppi told Community Impact Newspaper.

The first buildings will be constructed on 41 acres. M2G said it will develop the remaining 14 acres at a later date.

Though M2G has not yet signed any tenants for the buildings, Gruppi said the development will cater to businesses looking for 15,000 to 30,000 square feet for showrooms, distribution or other industrial uses.

“From our perspective, there are a ton of tenants that want to be in north Fort Worth, but the [existing industrial] space can’t accommodate that [smaller] size,” Gruppi said.

M2G looked at roughly 50 sites before purchasing the acreage on North Freeway. Gruppi said the company was attracted to the site’s location between downtown Fort Worth and AllianceTexas, a master-planned development in northeast Fort Worth home to more than 500 companies.

M2G also looked for a site with access to major highways. The company’s new acreage has 750 feet of frontage along I-35W.

Gruppi said M2G plans to continue buying and developing industrial space, though the company could look at other areas in North Texas outside of northeast Fort Worth.
