Advice for a seller:
When you hire a Realtor, hire someone that knows your area and how the market works for that neighborhood. You also want someone who can properly price your home. Each of my listings is cleaned and staged, a professional takes pictures and the home is marketed to target buyers so it can sell faster. This is done for all listings at all price points. We refer to this as the ‘Caine Difference,’ and it truly makes our brokerage stand out. Beyond just the selling part, sellers need to understand what is happening each step of the way. Make sure to let your Realtor know how you want to be updated and how often. Communication is key.

I hear a lot of stories about buyers feeling defeated in the current market. They’ve put in multiple offers, and theirs never gets accepted. The offer is more than just the sales price. There are many ways to make an offer more enticing to a seller, and having a knowledgeable agent representing you is crucial. Getting in contact with the listing agent to learn the seller’s needs, having open lines of communication and thinking outside of the box makes your offer stand out. It is also important to make sure the contract is filled out correctly with no errors.
