Construction is slated to begin in the coming weeks on The Trails, the most recent collection of homes in the Belterra community near Oak Hill.

The addition will include 57 lots ranging from 60-65 feet wide, said developer Steve Yetts, president of Ashlar Development, and homes will be priced from $400,000-$450,000. For this area, Yetts said this price range is in high demand.

“If the builders stay within that price point this neighborhood will sell out within a year or two,” Yetts said.
These homes are unique because each will back up to an open green space of 400 acres, Yetts said, which will make them feel more spacious. The properties will also include access to various amenities in the community, such as the recently opened Retreat at San Saba, an 8.7-acre park that includes a splash pad, pavilion and fitness loops.

“Most of the [homeowners association] amenities were centralized, but we wanted to bring amenities closer to this part of the community,” Yetts said. “The Retreat at San Saba addresses the desire of the younger families on that side of the community to have amenities within walking distance.”

On Aug. 23, Dripping Springs ISD’s second middle school, Sycamore Springs Middle School, opened in the Belterra community for students in sixth through eighth grades. Yetts said this has made the commute more convenient for parents and students in the neighborhood, who used to attend Dripping Springs Middle School in Dripping Springs, approximately 15 minutes farther up Hwy. 290.

Residents will also be able to enjoy Belterra Village, a 93-acre mixed-use development currently under construction at the entrance of the Belterra community on Hwy. 290 at Nutty Brown Road, Yetts said.

The development will include restaurants; offices; and retail spaces, such as Spec’s, Bistro 54 and J. Crew. The first businesses are expected to open in early 2018.

“That [Belterra Village] is just going to bring so many shopping and restaurant opportunities for people who live in the Belterra community,” Yetts said. “They won’t have to go all the way into the city to shop and eat. This will be right at the entrance of their community.”

Home lots in The Trails neighborhood are already on the market. Yetts said the neighborhood is expected to be fully built out in about three years.
