Locater mapFrisco planning and zoning commission approved an amendment to the city’s future land use plan that would change zoning of a piece of property from suburban neighborhood to industrial. The property in question consists of 258 acres in the southwest corner of Rockhill Parkway and Preston Road. The property is owned by the Frisco Community Development Corp., which bought the land a year ago. The area has been zoned industrial since 2000. However,  the city's 2015 comprehensive plan update caused a need for the property to be rezoned to suburban neighborhood. This change was initiated by the decommissioning of the Luminant’s Collin Power Plant. The property, however, has yet to attract a residential developer and according to city staff the FCDC has plans for civic and industrial uses for the property, which do not align with the residential zoning. The property is south of Frisco Park 25, a planned 216-acre industrial park at the northwest corner of Rockhill Parkway and Preston Road. Frisco Economic Development Corp. owns the property. The planned industrial park is marketed toward regional and corporate headquarters as well as manufacturing and distribution space.
