What would be the better investment: buying a larger updated home in an older neighborhood or buying a newer smaller home?  

The older neighborhoods closer to the front of The Woodlands typically have larger lots with mature trees [and] are not the typical cookie-cutter floor plan. In my opinion, [these homes] have more character. With that being said, many of the older neighborhood homes tend to have a floor plan with more of a boxy feel as well as low ceilings. If the updates were significant, I would say the larger, updated home in an older neighborhood would be a better investment. You can change a paint color, but you can’t change location or lot size.

What upgrades should one look for before buying a home? 

I would first find out the age of the roof and the mechanics of the house. If it has a pool, I would find out the last time it was resurfaced and the age of the pool equipment. Next, I would see if the kitchen, bathrooms and flooring had been redone.

What information should a buyer research before purchasing a new home in an unfamiliar area? 

First and foremost, I would have the buyer ask their Realtor any and all questions they may have. Many buyers like to do their own research, so I recommend they check out the schools and ratings, crime statistics and amenities the community has to offer.
