The kitchen, bathroom and landscaping are the top things that should look new. The kitchen is the heart of the home, and the bathroom should look fresh and inviting. Landscaping also gives off a good first impression.

For houses that have little yard space for landscaping, what would you suggest doing to improve curb appeal?

You just have to make sure it’s well-groomed. It doesn’t matter how big your yard is. You can even dress up the front door with some color or some plants and also replace tarnished hardware and apply fresh paint.

What are the first steps a person should take when deciding to sell his or her house?

Getting an accurate assessment of the value of the home is the first step you should take. Also get a good, honest consultation, and don’t assume what the market value is for your home. Partner with your Realtor, and make a comprehensive market plan for your house.

What are factors that raise the price of a home on the market?

Lot size; updated features and conditions; and special, unique features raise the value of a house, especially if the house is located near a golf course or has a water view—the price rises.
