Several luxury apartment complexes are under construction around Cy-Fair, an area in which existing multifamily communities have some of the highest occupancy rates and lowest monthly rents compared to other Houston-area communities.
Although styles, amenities and square footage varies between each complex, monthly rents for one, two, three and four bedroom units in Cy-Fair average $877, and the occupancy rates vary between 96–98 percent, according to Apartment Data Services.
Allen Harrison Development plans to break ground on a 294-unit complex called the Remington at Fairfield late this summer at the corner of Mason Road and Cypresswood Drive.
The development will feature a large clubhouse, resort-style swimming pool and fitness center, and the units will have granite countertops, stainless appliances and wood floors.
"We're confident in what's going on in Cypress, especially because of the opening at the end of this year of the Grand Parkway," said Rene Joubert, president of Allen Harrison Development. "It's a growing area, and you have a great school district with Cy-Fair ISD and a great high school [Cy-Ranch] that [the community] is zoned to."
Residents who live in the community will have access to the Fairfield Athletic Club—paid for through monthly rent— meaning they will be able to use the swimming pool and tennis courts and join the community's leagues and teams.
"That's an amenity other communities in the area don't provide, and our residents will really benefit," Joubert said.
The complex site is near several new developments including an H-E-B, a new strip center under construction and the Houston Premium Outlets.
"That will be something that's very important to the residents, and it's another thing that drew us to the location," Joubert said.
Off Hwy. 249, Embrey Partners and Stonelake Capital Partners plan to break ground this summer on a four-story luxury complex at the corner of Hwy. 249 and Cypresswood Drive.
"The limited amount of new multifamily projects in this immediate submarket coupled with Houston's bourgeoning job growth presents a great opportunity for this development," said John Kirk, executive vice president for Embrey.
When complete, the development will have 336 units that include interior dark cabinets, wood-style flooring and high-end lighting collections. The complex will also have amenities such as a clubhouse, covered parking and a resort-style pool.
