On Jan. 22, Real estate group TIG broke ground on the first building in Scottsdale Crossing Commerce Park, located on the east side of Toll 183A, 1.5 miles north of FM 1431 in Cedar Park.
A 27,500-square-foot facility will be the first large office space constructed in Cedar Park in the past five years, said Larry Holt, Cedar Park assistant economic development director. The city agreed to reimburse the land's developer, Pecan Grove, $681,891 for infrastructure and construction, which includes $275,000 due upon completion of the first building.
"We hear about people wanting to move their business to Cedar Park, but we don't currently have a lot of office space, and what we do have is occupied or smaller," he said.
The building, scheduled for completion by May, is the first of seven planned office flex spaces that can be customized for future tenants, TIG Principal David Alsmeyer said. Ideally, he said the space will be leased to one or two large businesses and used to house administrative and possibly manufacturing operations.
"We've built a footprint, and we can do a lot of different types of uses," he said. "It makes sense to have space for large tenants. Right now we have two prospects, one would occupy 10,000 square feet and the other, the whole building."
The office buildings are part of a 160-acre mixed-use development that includes plans for retail, restaurant, medical and professional facilities. In addition, Milestone Community Builders President Garrett Martin said construction will begin this spring on the first of 84 homes at the northern portion of the site.
