Recommendation for zoning change could bring new McKinney apartment community

The property is located east of the future US 380 bypass and along CR 161, which is planned as a future arterial road, Chief Planner Kaitlin Sheffield said. Sheffield’s presentation included highlights of other developments nearby, such as Huntington Park, Mercy Court Townhomes and Franklin Branch Apartments.

City staff are recommending approval of the zoning request because it “ultimately meets a majority of the decision-making criteria in the comprehensive plan” in conjunction with adjacent uses and future development, Sheffield said.

A closer look

Bob Roeder of McKinney-based law firm Abernathy Roeder Boyd Hullett spoke on behalf of the applicant during the meeting. He said with the future US 380 bypass and plans for CR 161 to be a major thoroughfare, the “property is ideally located for the use.”

“It’s also a strategic play for the city of McKinney because, as you know, if it stayed in the [extraterritorial jurisdiction], it wouldn’t be paying anything for Ridge Road,” he said.

The project developer is planning to widen a portion of CR 161 as part of the development, according to a letter of intent. The development could add up to 600 multifamily units in McKinney.

Multiple amenities are planned for the development, including:

• A 10,000-square-foot amenity center
• A resort-style pool
• A dog park and dog spa
• 13 acres of green space
• A 3,500-square-foot indoor pickleball court
