Developers plan 65-unit townhome project in north McKinney

A new residential development called Mercy Court Townhomes is being proposed near the intersection of North Lake Forest Drive and Bloomdale Road in McKinney.

McKinney City Council members unanimously approved zoning and annexation terms Feb. 3 for 11.2 acres of land that will hold the future development. The land is being zoned as a mixed residential district, which allows for a mix of housing types such as duplexes or triplexes, according to McKinney’s unified development code.

Developers intend to build 65 townhome units across 18 buildings, according to project officials. Buildings will be limited to two stories in height, according to a letter of intent attached to the agenda.

Council members approved zoning and annexation for the property after public input from some property owners living nearby within McKinney’s extraterritorial jurisdiction. Many of the same property owners also provided public input on a proposed affordable apartment community that will be located next to this development.

A closer look

Kevin Patel from Triangle Engineering gave council members a short presentation about the project during the meeting that included a site plan, landscape plan and renderings of the project. Townhome units will be available for purchase, he said.

Plans for the development include a detention pond at the northeast corner of the property, Patel said. Units will include two-car garages, fenced-in backyards and walk-in closets, according to Mercy Court Townhomes’ website.

Ola Seriki, president of OFS Ventures behind the project, said he looks forward to developing this project in McKinney.

“It’s our first project in McKinney, and we hope it won’t be the last,” he said. “We’ll make it an exemplary project in terms of quality and finishing, and we hope it will enhance the environment.”
