Crews broke ground in September on Trio at Manchaca—three buildings that will provide 70,000 square feet of office space in the form of condos for sale or lease in South Austin.
Intended for medical or administrative office use, the condos are zoned commercial but will function similarly to residential condos, said John Cummings, director of marketing and a sales associate with Quest Realty. A tenant will exclusively rent or own the condo but have shared use of building amenities, such as restrooms, hallways and elevators.
“This project is unique for South Austin and will really be the first of its kind in the area,” Cummings said. “There is a serious demand for office condominiums from all types of professional users in South Austin.”
Cummings said the group plans to go vertical in January with exteriors of all buildings slated for completion in April or May. As it stands, the developers plan to provide the slab and exterior walls of the buildings and will carve out individual condo spaces as they are purchased, he said. A tenant can purchase an office space from as small as 1,000 square feet to an entire floor or building.
