Bee Cave approves gas, convenience station on Hwy. 71

Bee Cave City Council on Aug. 25 approved permits for the construction of a new gas and convenience station.

The developer, National Site Solutions Inc., intends to build a Kwik Chek station on 2.48 acres at 15701 W. Hwy. 71. The site is located on Lot 36 in the Bella Colinas Commercial subdivision, a master-planned commercial project containing several commercial lots, in the city’s extraterritorial jurisdiction, or ETJ.

The store plans to operate from 6 a.m.-10 p.m. daily. In addition to 16 self-serve fuel pumps, the store will operate a hot deli offering breakfast, lunch and dinner options.

A 20-foot-wide access easement will be provided along the front of the property for a future hike and bike trail, and landscaping will be planted along Hwy. 71, according to the developer. The exact location of the easement will be determined once trail improvements are designed.

The lot, which contains a 2% to 5% grade, will have a pond area for stormwater runoff.

The approval is conditional upon the developer proving it has $175,703 in funding for a non-point source, or NPS, permit, which is related to stormwater mitigation. The developer must also acquire a detention and water quality controls easement, an agreement for public easement for the trail and a restrictive covenant for water quality controls maintenance plan.

No vehicle access will be available directly onto Hwy. 71, according to the engineer’s summary letter. The property can be accessed from existing drives on one side and the back of the lot.
