There are several new housing developments in various stages of construction, from engineering plans to houses for sale, in northeast Tarrant County and southern Denton County.
Here’s a look at new housing options in Keller, Roanoke and north Fort Worth. This list is not comprehensive.
Keller
1. Greenway Park
Project: The development features 38 homes on 35 acres and is led by M the Builders, while Providential Custom Homes and Sterling Luxury Homes are the other builders. The lots are two-thirds of an acre and the property features an exclusive fishing pier. Homes prices are projected to be between $2 million and $4 million, according to its website.
Update: M the Builders has four lots available and nine for sale. Six lots already have been sold. The remainder of the project is still under construction, according to the company website. Providential Homes has 11 lots, with two sold and has a spec house for viewing.
Project
: The site plan for a 21-lot development near Keller-Harvel Elementary School was approved by the Keller City Council in February. The development is led by Sage Group Inc., according to previous reporting. There will be 1.33 acres of open space and a minimum of 8,400-square-foot lots.Update: Curtis Young, who represents Sage Group, said the engineering plans have been submitted to the city. A groundbreaking will occur by the end of the summer.
3. Watermere on Oak Street
Project: An $81 million senior living facility in Roanoke will feature amenities like a fitness center, meal options and housekeeping will be available, according to previous reporting. Residents 55 and older will have an alternative to nearby senior living facilities. Integrated Real Estate Group, the development company for Watermere on Oak, will also build a 30-lot subdivision and an eight-lot subdivision abutting the community with no age restriction.
Update: Access near the project has been limited to local traffic only on portions of North Walnut Street and North Oak Street between Byron Nelson Boulevard and Dorman Road.
Fort Worth4. Unnamed townhome development
Project: Tradition Investors, LLC is behind 240 townhomes that are a mix of one- and two-bedroom dwellings located in Northwest ISD. The development is on 19.55 acres; 2.67 acres were already in Fort Worth city limits and the other 16.88 were in the extraterritorial jurisdiction before being annexed Sept. 30, 2025. The development will have a swimming pool, clubhouse, pickleball courts, pocket parks and dog park, according to previous reporting.
Update: Dirt work started on the project May 1.
Project:
Carrollton-based Cross Development is behind a 230-unit complex in the North City mixed-use area by I-35W and US 287. The apartments will have a range of dwellings, from efficiency units at 570 square feet to three-bedrooms with more than 1,500 square feet, according to Spencer Morrison, the development manager. The complex, named after its address, will have a clubhouse, dog wash, parking garages and pool among the amenities. The Fort Worth City Council approved the project in 2024, according to city documents. A filing with the Texas Department of Licensing and Regulation shows it’s a $30 million development.Update: Morrison said the last slab needed for construction was poured the week of May 4. He expects the first unit to be available for lease in June 2027 and substantial completion of the project in September 2027.
Project: D.R. Horton is behind a 430-acre master-planned community in Denton County within the Fort Worth city limits. At full build-out, there will be more than 1,200 homes with seven different floor plans. The development is in the Northwest ISD attendance boundary and near W.R. Hatfield Elementary School. The neighborhood has a clubhouse, park, and cabanas at a resort-style pool with a fountain, according to its website.
Update: A new phase of the development is now for sale, according to the developer's website. Homes range from $382,000 to $467,000. The community is a mix of one-story homes and two-story homes with a minimum of four bedrooms and two bathrooms in each.
